How do you know which subcontractors are on a project?
The trade contractors under a general contractor become visible as each package is awarded and each crew mobilizes, and the only dependable method is corroborating each company against independent sources site by site.
Why the subcontractor layer is the valuable one
The general contractor is usually the easiest name to learn and the least useful one to sell to. The trade contractors under them are the companies that hire the crews, rent the equipment, buy the material and carry the risk. They are also the layer almost nobody publishes, because it takes real work to assemble and it changes as the job progresses.
They arrive in waves, not all at once
Sitework and concrete come first, then structure, then the mechanical, electrical and plumbing trades, then finishes. A roster taken at one moment is a snapshot of one phase. That is why a subcontractor list without a date is close to meaningless, and why the same project produces different useful lists three months apart.
The two ways people get it wrong
- Proximity is not participation. A company being near a site, or having done similar work for that owner before, is not evidence they are on this job.
- Old rosters go stale quietly. A trade contractor who finished their scope six months ago stays on a bad list forever, and calling them about the project makes you look uninformed to the one person whose respect you needed.
What good looks like
A usable roster names the company, the trade, the role they play on that specific site, how well corroborated the attribution is, and when it was last confirmed. Where a company publishes its own phone number and license information, that belongs on the row too, so the person reading it can act without a second research step.
